Engineering for businesses across the United Kingdom, United States and Australia.

Remote collaboration, delivery planned around your working hours, and handover documentation your team can pick up without me in the room.

Where technology meets property.

Most property businesses do not need another portal. They need the six steps between an enquiry and a signature to stop leaking.

  1. 01

    Property data

Listing, parcel and portal data pulled into one structured source instead of five spreadsheets and an inbox.

  2. 02

    Lead flow

Enquiries from forms, portals and campaigns captured, de-duplicated and routed the moment they land.

  3. 03

    Automation

The repeatable steps — assignment, reminders, follow-ups, status changes — handled by the system, not by staff.

  4. 04

    CRM

One record per person and property, with the history, documents and next action visible to whoever picks it up.

  5. 05

    AI

Qualification, summarising and drafting handled by models where they genuinely help, with a human still deciding.

  6. 06

    Conversion

Dashboards that show what is actually working, so the next decision is made on numbers rather than instinct.

I build technology for the businesses behind the property market.

Agencies, brokerages and property platforms run on tools that were never designed to talk to each other: portal exports, spreadsheets, an inbox, and a CRM nobody updates. The engineering work sits in the gaps between them.

Software engineering, applied to property workflows

What I build

Eight kinds of work, one engineering approach: understand the business process first, then build the smallest system that fixes it.

01

Full-stack applications

Product work from the database up: Next.js and React on the front, Node, Laravel or Django behind it.

02

Real estate platforms

Listing experiences, property search and the data pipelines that keep both current.

03

CRM and lead systems

Capture, routing, qualification and follow-up, built around how a sales team actually works.

04

AI and automation

Model-assisted qualification, summarising and drafting, wired into existing workflows rather than bolted on.

05

SaaS products

Multi-tenant applications with roles, permissions, billing hooks and an admin surface that scales.

06

Business dashboards

Reporting that answers the questions a business owner actually asks, on data they already own.

07

APIs and backend systems

REST and GraphQL services, third-party integrations, queues, scheduled jobs and background processing.

08

Cloud-ready delivery

Containerised applications, sensible environments and deployments that do not depend on one person.

Selected work

Seven platforms across property, media, enterprise software and education — the same engineering approach behind each of them.

01Property platform

The Ark Agency | AU

An agency running listings, agents and enquiries in separate places. A multi-page property site for a New South Wales agency: browsable listings by type, agent profiles, enquiry routing, and an authenticated route for adding new listings.

  • Next.js
  • React
  • Vercel
  • Auth

02Enterprise platform

Conjoint Media

Content operations spread across disconnected tools. A media platform with real-time collaboration and an AI-assisted content management layer, built on a typed Next.js front end over a GraphQL data layer.

  • Next.js 14
  • TypeScript
  • GraphQL
  • AWS
  • TensorFlow

03Enterprise suite

Nintex Software

Separate internal tools with no shared reporting. A modular suite with services split by domain, containerised for deployment, an analytics dashboard and multi-language support over PostgreSQL.

  • React
  • Node.js
  • Docker
  • Kubernetes
  • PostgreSQL

04Cloud platform

Conjoint Media Cloud

Media processing that blocks everyone waiting on it. Cloud-native asset processing: event-driven Lambda functions for uploads, FFmpeg pipelines for transcoding, Redis holding queue and job state.

  • Vue.js
  • Python
  • AWS Lambda
  • Redis
  • FFmpeg

05Education platform

Boost My Grades

Matching students to tutors, then keeping the session in one place. A tutoring platform with live WebRTC sessions, scheduling, progress tracking and study recommendations on a Next.js and Node stack.

  • Next.js
  • Node.js
  • WebRTC
  • MongoDB
  • Redis

06Portfolio and writing

Usman Tahir

A developer portfolio that had to load fast and still feel considered. Editorial portfolio with MDX-driven articles and scroll-linked motion held to a strict performance budget.

  • React
  • GSAP
  • Tailwind
  • MDX

07Personal platform

Musawir Rehman

A portfolio that proves the performance claims it makes. This site: project showcase, writing and interactive components, rebuilt around a far smaller animation budget than the version it replaced.

  • Next.js
  • GSAP
  • Tailwind
  • Sanity

Three disciplines that most businesses buy separately. Built together, they become one system instead of three that need reconciling.

I don’t just build interfaces. I engineer the systems behind them.

Breadth matters more than a percentage. Here is where the work sits, layer by layer.

Interfaces built to hold up on mid-range hardware, not just on a fast laptop.

Engineer first. Property technology specialist second.

Working remotely with teams in the UK, US and Australia

Available for project, contract and retained work

Comfortable owning a build from database to interface

Most of my work is application development: Next.js and React on the front end, with Node, Laravel, PHP and Python behind it, and MySQL, PostgreSQL, MongoDB or Redis underneath depending on how the data gets read.

The rest is automation and AI-assisted workflow: the integrations, scheduled jobs and model-assisted steps that take repeat work out of a team’s day without taking the decision away from them.

Property is the industry I have chosen to specialise in. Real estate businesses generate a large amount of structured data and an even larger amount of manual follow-up, which is precisely the shape of problem software is good at solving. The specialisation is in the domain. The discipline is engineering.

Have a system worth building?

  • Web platforms.
  • Property technology.
  • Automation.
  • AI.

Send a short description of the problem and what it is costing you now. I will tell you whether it is worth building, and what the smallest first version looks like.
